Since 1st October 2008 property owners and landlords are legally required to provide an Energy Performance Certificate (EPC) for all or part of a building which is due to be sold, let, assigned or modified subject to few exceptions. Failure to produce an EPC before exchange of contracts could result in a fine of 12.5% of the rateable value of the building up to a maximum of £5,000.
EPC's are a useful tool to owners and prospective occupiers as they reveal the efficiency in relation to similar buildings and identify areas where the running costs can be improved. Whilst it is not compulsory to undertake recommendations made within the report it presents the opportunity to improve the marketability in comparison with other properties. We would be happy to provide a competitive quotation and are willing to discuss rates for repeat business. The cost of an EPC will be dependant on the size and complexity of the building.
All our certificates are delivered with supporting information to enable positive action to be taken. EPC's rate the energy performance of buildings. This is similar to the energy labels for the sale of white goods such as fridges.
An EPC for a non-dwelling will last for 10 years.
Under Article 7 of the European Performance in Buildings Directive (EPBD) all buildings require an EPC. Accordingly, all UK buildings must eventually comply with The Energy Performance of Buildings (Certificates and Inspections)
